Every industrial listing that enters the broker marketplace is an owner deciding to monetize now. Every listing that leaves as Leased or Sold is a tenant or buyer committing. The difference, week over week, is the property float: what the market is offering versus what the market is taking. Our research system tracks this flow daily from AIR CRE marketplace listings. This page updates weekly on a rolling 12 week window, 07/27/2026 through 10/12/2026.

Net float chart: weekly net new SF to market minus SF absorbed per submarket, plus cumulative rolling stack

Top: weekly net float by submarket. Bottom: cumulative net over the rolling window.

What the Table Shows

LA Central is stacking. Net float added in 10 of 12 weeks: 11.51 million SF over the window, 418 arrivals against 136 absorptions. The median new listing runs about 13,400 SF: small bay inventory accumulating in the urban core. Read the Net column and the pattern holds down most rows.

LA South runs a slow positive. 119 arrivals brought 4.34 million SF to market; 67 absorptions cleared 3.52 million SF. Net: 0.82 million SF added. 7 of 12 weeks were net positive. Inflow trends up through the window, peaking at 21 arrivals in the week of 09/21/2026.

MidCounties is at equilibrium. 62 in, 39 out, with square footage nearly balanced: 1.66 million SF in against 2.05 million SF out. Product that comes to market in Santa Fe Springs and the surrounding cities clears within the window. Churn without accumulation.

What This Metric Measures

The AIR CRE broker marketplace is where LA industrial product gets floated. A listing counts as coming to market the week the marketplace first carries it: New Listing statuses for lease, for sale, for sublease, or for lease and sale. A listing counts as absorbed the week the marketplace records it Leased or Sold. In Escrow is pending, not absorbed, and is excluded. Square footage is the available SF being floated, not the total building size, and a property carrying multiple listings in one week is counted once. The Net column is arrivals minus absorptions for the week, properties and SF together, each figure colored by its own sign; the cumulative SF version is what the chart’s lower panel tracks. The window rolls forward each week: the oldest week drops off as the newest complete week lands.

Reading the Float

Float is a leading indicator. When inflow persistently outruns absorption, space sits, asking rents face pressure, and tenant incentives get richer. When inflow and absorption balance, existing product clears before new product competes with it. For tenants, a persistent stack is leverage. For owners of well-located near-port product, equilibrium in their own submarket is the argument that their asset class is holding its market. This page updates weekly. Watch the Net column. When the stack stops growing, the market has found its clearing price.

Methodology and Coverage

Source. AIR CRE broker marketplace listings, ingested daily by our research system. Weeks run Monday to Sunday.

Coverage note. LA Central marketplace coverage is daily. LA South and MidCounties coverage runs on the marketplace’s own publishing cadence, which is less frequent. A week with no recorded marketplace events reflects the marketplace’s publishing schedule, not market silence. This series is an open measurement: it will refine as coverage depth improves.
